Bryan Van Heusen from Legacy Real Estates & Associates – we found by searching the web for the best realtors in East bay and it was the last week of 2020 when we signed on as his clients. Once we signed on with Bryan, we knew this was a divine appointment. He was professional and detailed but also very understanding of our situation and funds availability. He helped us understand the market in Union City and gave us advice on what upgrades and improvements made sense and what would not really impress buyers. Our situation was little strange because we had to do all the work on our Union City home from Texas. But Bryan was right there to help us and when we ran short on funds to pay the contractors and property taxes, he stepped up to the plate for us. Bryan was an answer to prayer and took care of all these expenses for us. Bryan did this just to help us, even before our home even went on the market. And while we did worry about the delay in putting the house on the market because our contractor (who we hired ) took longer than expected. Even though we rejected the contractor Bryan brought us, he was such a great realtor and kept us calm and gave us confidence that everything will work out. Bryan staged the house and took care all small and big things for us and then got us an offer almost 100K above listing price. We have now sold 4 homes with Bryan as our realtor. Our most recent experience working together was a rental property we owned. We sat down and he gave us 2 options. Sell the home "as is" at X price, or do a little work and get 3-4X return on the cost of the remodel. We decided to do the latter. After 3 weeks, we were ready to go on market. He lined up everything seamlessly to where each day, as one person was leaving the home, the next person was showing up. The cleaners, then the stagers, then the inspectors, then the photographer, etc. Everything happened so quickly, I was waiting for a hiccup somewhere in the schedule, but it never came. Everything ran so smoothly. We were only on market for a few days, but that's all it took. We received a VERY aggressive offer that was higher than our expected target number. We already knew we were going to accept he offer, but Bryan thought we could squeeze a bit more out of the deal. He went back and negotiated for the buyers to take on certain closing costs that were typically paid for by the buyer! Who does that??I can't say enough about my experience over the years working with Bryan and his team. He has been consistent and on point each and every time. His ability to read the market and price property accurately is exceptional. With each transaction, he has given me a goal price for my home, and each time he's exceeded it. I have consistently referred him to my family and friends and many of them have left reviews for him here, as well. The process was painless and moved quickly; Bryan’s role was that of the quarterback, calling the plays and making it happen as he provided clear and concise information, coordinated a remodel with the contractor, arranged for inspections, was the liaison with the escrow company, and provided oversight and recommendations based on his experience in the field. Not All Realtors Are Created Equal We previously had another agent to help us buy and sell our homes and thought why start over with someone new. We already moved overseas and had our Bay Area home vacant for most part of the year. After careful thoughts, we decided it's time to sell our home. Our goal was to sell the house quickly with top dollar. Unfortunately, we felt that the agent we previously worked with did not have a solid plan so we started searching for a better agent. We found Bryan through the rave reviews on Yelp and wanted to see if he was that good like everybody said. We set up a phone interview from overseas and right off the bat we felt he was the right one to represent us. Bryan has a great team of handymen, stagers, and inspectors. He never pressured us to do any unnecessary upgrades or repairs. He provided excellent insight into the market condition and came up with what price we should list the home for. Though we felt it was a seller's market since most of the homes in our area went pending in less than 10 days, we trusted that Bryan knows our market well. By the time we were ready to list our home, two homes in our community came on sale. One listed pretty high and did not show well. That home took 2 months to sell and sold under asking price. Another home also listed a high price, also did not show well, and eventually had to drop the price to get a contingent contract. We think our neighbors' agents went ahead to list a home in a hurry without studying the comparable analysis and the result spoke for it. This proves that even in a seller's market, you still need the expertise of a well seasoned realtor to guide you to the finish line. We were very fortunate to have Bryan on our team. He had a proactive marketing plan that reached more qualified buyers. We felt he was worth paying extra commission for. Bryan brought in a stager that made our home look stunning. We had multiple offers within a few days of listing and all of them were significantly higher than the asking price and with excellent terms. With Bryan's guidance, we were able to accomplish our goal in selling quickly with top dollar. We even set the record sale price in the neighborhood. During the whole process, Bryan was very professional, honest, treated us with respect and had our best interest. He does not make empty promises. Homeowners often complain about agent fees and how little their agent did for them in the sale or purchase of their home. Bryan went so far above and beyond for us that we simply could not have managed our home sale in a timely way with out him and his fantastic team. After making all of the arrangements to sell the house and to move across the country the unthinkable happened. We had a roof leak that damaged our hardwood floors, ceiling and wall. After getting a floor guy in and being told the wood needs to dry out for 5-6 weeks before being replaced, sanded and stained we called Bryan to say we would have to delay the sale (and start from scratch with our relocation plans). Bryan told us not to worry and that he would take care of supervising the floor repairs, providing a contractor to take care of any other damage and small jobs that needed to be done. When the work was complete he made sure it was up to his high standards before bringing in his stager. Finally, we had to have our internet service going to keep our alarm system intact and he even shipped the equipment back to our provider. Bryan is not only a great agent who got us top dollar for our home but a good, trustworthy person. Thank you Bryan!

Bryan and his team are BY FAR the best in the business. When we first met Bryan, we were interviewing him amongst other agents. He was the last one was sat down with and the difference between him and the others was night and day. What I found to be most impressive about him (something I've never forgotten) was his track record on selling homes that other agents had before him, but for some reason, could not sell. We're not talking one or two, but he has an entire list of properties with the data showing his results. Anyone who sees this will quickly understand that he is obviously doing something very different. We ended up hiring him that night and that was the start to our business relationship. Since that initial transaction, we called on Bryan to buy a property, to help a coworker sell her place, to help sell our parents home, to help a friend buy, and probably a couple others as well that I can't think of. Bryan is deserving of all the 5 star reviews! I was trustee to an estate and completely new to the process of selling a house. Bryan made the process as easy and stress-free as possible, from the very beginning. He was incredibly genuine and honest, thoroughly explaining how he would market, renovate and stage the house. Bryan was always available to talk and answer questions and took control of cleaning, renovating, hauling, staging, etc. He did such an amazing job that the house sold within a week of being on the market, for 3% more than the listing price and 5% more than an identical home down the street that had sold just weeks before. At closing, when there was an issue with a fee that we had previously discussed would be included as part of his commission, he immediately responded and clarified the mistake with the title company. Ok, if you're looking for a listing agent (a realtor to help you sell your house) STOP! Stop looking, Stop searching, Stop trying to find the perfect agent for you because you just did! There aren't enough words to express just how much Bryan and his team did for us! We did not have or know any realtors in our area. We found Bryan through an internet search. He has an amazing team of contacts including the stager and photographer. After explaining in great detail exactly what was going to happen, when, how, and by whom, we were set. Bryan is always quick to respond to a call or text and willing to answer any question that comes up. Bryan called us on a Friday afternoon at 4:30 to tell us that the house was listed and live. 3 days later, at 7PM on Monday he called to tell us we had 14 offers! We sold for $71,000 over listing price!! I don't know how you could ask for more than that from your realtor! Bryan is the best of the best for a reason!! Within half a day of emailing Bryan's office, we had met, and Bryan had given us an overview of how he planned to market our house. The strategy he developed for presenting our place was a big reason behind how quickly it closed; we were given an offer within two days of our first open house, and the offer was for full asking. During the closing period, gas prices were all over the place, the economy was in flux, and we had problems with our HOA. Bryan gave us guidance and input throughout, helping us to stay calm in the middle of a lot of stress. I’m so glad we chose Bryan to be our realtor. I was born and raised in San Jose, California. My wife and I met in high school and we decided to tie the knot in 2003. We have a daughter and son together, and are looking at the possibilities of expanding our family through the adoption process. We ventured out to the East Bay in 2005 and instantly fell in love with the sense of community, diversity in culture, and just the all around great place to raise a family. We've resided in Castro Valley, Fremont, and Pleasanton.
In 2001, I got into the real estate industry as a mortgage loan officer. I decided to jump to the real estate sales side of the business in 2004 as I found myself enjoying the interaction with people more. It's been a long road, filled with many lessons, but I'm grateful for all the wonderful people I've had the chance to meet along the way.
